With the economic downturn, financing of these “condo-hotel” type properties became non-existent limiting most sales to all cash deals.

Toilets for Truckee!!

The Truckee Donner PUD and Western Nevada Supply have joined together to offer a wonderful deal for those of us who live in Truckee and have older toilets. In the interest of conserving water, they have initiated a program where you can take your old, water guzzling toilet to Western Nevada Supply at 10990 Industrial Way, #1 in Truckee and exchange it for a new less water intensive model. The technology now allows for the toilets to work on only 1.6 gallons per flush as opposed to the older 3-7 gallon use per flush. Apparently, toilets are the largest users of water in a household or a businesses.
If you take advantage of this program you will not only be saving yourself some initial outlay but obviously you will save on the monthly metered water charge we will soon all be getting since Truckee is close to becoming a water metered community — Yeah!! Besides all of that money you will save, you will be saving the environment — water is a PRECIOUS resource.

Truckee North Lake Tahoe Sales Stats for November 2010

November 2010 saw a return to the doldrums here in the North Lake Tahoe-Truckee market with 89 sales of condos or single family residences. Of those 89 sales, 24 were distressed properties or 27% of sales. The fact that this month the percentage is higher than the 17% last month could be attributed to the fact that the banks are finally getting their short sale chute cleared for the end of the year. Sales of properties over 1 million continue to be strong with a total of 14. Many of these sales were cash believe it or not.

Highest priced home or condo sold: Another all cash deal for a spectacular Lake Tahoe Lakefront located at 7087 West Lake Blvd. This 7 bedroom, 7 bath, 5800 Square foot home was built in 1929 and is located on 2.3 acres. Again, this home never was put on the market but has only be reported for statistical information.
Lowest priced home or condo sold: Some lucky vacationer picked up this well priced studio condo located at 1300 Regency Way in the Kings Run complex in Tahoe Vista. They got it for $110,000 and should. They should feel good about it, enjoy it and never look back. This is an example of a real deal that this market is now offering. This was NOT a distressed sale by the way.
The list to sell ratio on the median this month 94%. In other words, the homes sold within 94% of the list price. The median list price for this period was $569,000 median sale price was $535,000. Using the median price tends to take the extreme highs and lows out of the picture as it is based on the sale of the house in the middle of the pack. The median days on the market were 82.
Fun Between the Snowstorms-Truckee, CA

For once the weathermen were correct and the first big snow storm of this season has played out as predicted so far. It began late Friday and dumped while we were sleeping. Then the snow cleared up for a while allowing us to get about on Saturday. Then it came back in with a vengeance while we were sleeping again last night and we awoke to a total of about 3 feet here in Prosser Lakeview in Truckee.
My girlfriend has been out of town and I had promised her that I would exercise her doggie (who is my doggie’s best friend) while she was gone so Jennifer and I, Ceilidh, Roxie and Kaiha went for a little snowshoe out behind the Glenshire subdivision. We broke trail pretty much and so did the dogs. We were only able to go about a mile all total but all of us got our exercise — as you can see in the photo here.
As much as I am not excited about snowstorms, this has been a really nice one so far. With just a few breaks and the sunshine streaming through, it really makes you appreciate the season. I know that the ski areas and ski and snowboard enthusiasts are just ecstatic over the beginning of a wonderful season. I can’t remember when the Thanksgiving Holiday has been this well set up for skiers!!! Come on up and enjoy!!
Beautiful New Addition to Truckee’s Landscape

Check it out Truckee. Here is the latest in what I hope is a long line of artist donations to the beautification of Truckee. We have at least 5 roundabouts and this is the first one to be decorated by a local Truckee Artist. Thank you Troy Corliss for taking the initiative and getting the ball rolling. I hope that this will become a challenge to other Artists in our area. These roundabouts are such a wonderful place to showcase our talent. Thanks also to L + P Design who cooperated with Troy to help complete the sculpture. Lest we forget, thanks to the Town Councilmen and Women of Truckee who had for foresight to see that spending a little money to install this edifice was a wise decision. I can’t wait to see it with snow on the ground!!!
