Auction Results From the Resort at Squaw Creek
May 4, 2011
Saturday April 30th Kennedy Williams successfully auctioned off the last remaining developer owned units at The Resort at Squaw Creek. The room was filled with bidders, local real estate agents, and auction staff. Estimates of about 75 to 100 people were signed up to bid on the units either in person or via online connection, online bids came from as far away as Hong Kong. Of the 15 units being auctioned only 5 had reserves to be met, they saved these for the last to be auctioned and all met their reserve. The auctioneer gave the bidders a trial run to see how it would play out allowing those in attendance to use their paddle and the online bidder to try out their bid buttons. This proved to be a good strategy in working out the pre-auction gitters and get everybody set to play.
Of the 15 units auctioned there was only a single one bedroom unit that sold for $222,000. All other two bedroom units ranged from $395,000 to $450,000. Of those 6 were on the Valley View side of the building and 9 were Forest Views. The Kennedy Williams Auction was successful in selling off the last of the developer owned units at fair market value, however no screaming deals were made as many had anticipated. Current property owners of RSC are no longer left wondering what affect the auction will have on their values. Here is how it went in order of auction:
#550/552 – $450K, #450/452 – $431K, #442/444 – $415K, #240 – $222K, #905/907 – $428K, #949/951 – $402K, #342/344 – $395K, #909/915 – $424K, #809/811 – $400K,#941/943 – $418K, #350/352 – $403K, #921/923 – $418K, #821/23 – $397K, #917/919 – $423K, #817/819 – $409K

Hike in Coldstream Canyon near Donner Lake, CA
January 30, 2011
We finally got some more snow here last night — boy did we need it. But before the great white blanket fell on Truckee-Tahoe, my friend and I and our dogs got out on a sunny Friday afternoon last week and took a walk on the hardpacked snowmobile trail in Coldstream Canyon.
In case you don’t know where Coldstream Canyon is, it is located just after you exits highway 80 at Donner Lake (in fact I think that the exit is called “Coldstream Canyon.” If you just stay on the road after you exit, you will run right smack dab into it. Just go as far as you can to the end of the paved and plowed road (about 1/4 mile) and park your car.
We saw lots of people (and their dogs, I might add) cross country skiing, snowshoeing and some even backpacking with some skiis they identified as split snowboard skis. Apparently the apparatus really is a snowboard that has been split down the middle longitudinally and can be used with skins to back country ski. Once you have arrived at your destination, you put the board back together and you snowboard down the hill. Pretty interesting I’d say. These people were headed to the “Lost Trail Lodge,” where I presume they will be camping out in some pretty nice but remote accommodations.
In any event, here is just another opportunity for us and you to enjoy the great outdoors, summer or winter, for FREE. Let us know if you need more information. Maybe we’ll see you out there!!
The Resort at Squaw Creek, Squaw Valley, U.S.A.

We thought you might be interested to see what other real estate options JK Real Estate is available to show you. We have begun to claim a presence over in the Keller Williams office at The Resort at Squaw Creek located in Squaw Valley. In case you haven’t noticed it, it is the “futuristic” black building on the south side of the valley, across the broad expanse of golf course.
The full-service luxury hotel at the base of Squaw Valley Ski Resort was built in 1993 but in 2005 it underwent a $53 million resort-wide renovation transforming hotel rooms and suites into 238 beautiful condos with luxurious finishes and extraordinary views. March of 2005 was the launch of sales for the newly converted condos at which time nearly 70% were sold as fee simple ownership. After a short break the remaining units became available and currently the re-sale market offers a selection of units for sale. Condos include one, two, and three bedroom suites with lock off ability to independent bedroom suites for separate renting. 2 story penthouse units are located on the 8th & 9th floors providing fantastic views of the Squaw Valley Ski area. RSC as we refer to it, offers an incredible list of amenities:
- True Ski-In, Ski-Out with direct access to Squaw Valley USA, site of the 1960 Winter Olympics
- Ice Rink and Cross Country Skiing
- Full Service Spa, Gym & Fitness Center
- Hot Tubs, Saunas and Heated Swimming Pools
- 18 Hole Championship Golf Course
- Tennis Courts, Hiking & Biking Trail Access
- Convention, Private Party & Wedding Facilities
- Restaurants and Shopping Promenade
- Concierge Service & Valet Parking
Resort at Squaw Creek property management will handle the rental of units, and it seems that the Resort does a good job as 90% of owners participate in the rental program. $4.4 million is spent annually in marketing to bring in seminars and conventions to augment the shoulder seasons.
With the economic downturn, financing of these “condo-hotel” type properties became non-existent limiting most sales to all cash deals.
