Yes Virginia, the market in Tahoe and Truckee is better!!

Well, it is not quite the end of the year but in anticipation of a couple of busy weeks ahead I thought I would put together this yearly update.  So I ran off the statistics from the Tahoe Sierra Multiple Listing Service and I was pleasantly surprised.  Even though we still have a couple of weeks left in the year (and I know there are some sales yet to be posted), it looks like our market did better this year (2009) than last (2008).  According to the numbers, we sold 777 residential properties in 2008 (single family residences, condos and mobile homes).  This year we sold 887 of the same.  This is a 12% increase overall.

Some of this year’s winners were:  Kings Beach and Tahoe Vista, up 43%, Northshore Lake Tahoe, up 25%, the Westshore of Lake Tahoe, up 29%, Glenshire-Devonshire, up 27% and Tahoe Donner, while only up 13% needs to be mentioned for its sheer volume of units sold — a whopping 325.

That’s the good news.  Here is the reality of the situation.  We all know the old saying by Sir Isaac Newton, “for every action there is a equal and opposite reaction” — well guess what, the sales volume (the total amount of money that passed hands) went down.  In 2008, even with sales units lagging, the sales volume was $626,052,931 whereas so far in 2009 the sales volume is $560,122,073.  The difference in these amounts represents a 14% drop in volume.  If you extrapolate this further, the average sales price in the Truckee Tahoe area dropped 22%, from $631,479 to $805,731.

Now I know that these  average sales price numbers look kind of up there, please remember that our multiple listing service covers a lot of ground.  It includes homes that are priced at $295,000 up the $33,000,000.  It doesn’t take the sale of  too many million dollar properties to skew the scale.

Tahoe Sierra Board of Realtors Installation at The Ritz Carlton

                               This year, thanks to the generosity of the Tahoe Mountain Club, we Realtors were given the opportunity to hold our annual installation dinner — holiday party at the brand new Ritz Carlton Tahoe on Friday, December 11.  When I say new, I mean we were probably their maiden voyage for this property.  The place had only opened on December 9th.

Needless to say the party was a huge success.  All of us put on the proverbial “Ritz” and dressing to the nine’s (had to get both of those in there), we dined, danced and partied the night away while it snowed and snowed outside.  Some of us took advantage of the offered reduced room rate and spent the night.  I can attest to it first hand, the service is outstanding.  All of the employees are so cordial and helpful.

Some of the notable dignitaries that were in attendance were Al Colhoun — our new board president, Matt Hanson, president elect, Sue Ruane, executive director and Bud Jones, director for life.  MC Ellen Grace kept the program ticking right along so we were able to spend a large part of the evening dancing off our dinners.

Trying to be adventurous, we decided to park our car in the Northstar Village and ride the gondola that services The Ritz exclusively.  I think you can see that the afternoon was overcast and snowy — and, I might add, a little windy.

I am sorry about the photos, I didn’t get real good ones of the inside of the Ritz.  The lighting wasn’t the best and my camera needs to be replaced.  I promise to go back and get some others when I get a new one.

We got a doozey last night. Probably 2 new feet at my house in Prosser. We awoke to a power outage. Boy those tile floors are cold without the electric heat blanket. All back to normal now. Let
it snow!!!

Today’s Early Morning Jog – Truckee Style

Yes, it was -15 degrees F this morning and yes there was about 18″ of snow in my backyard and yes, the streets were icy and slippery BUT I still got in my jog this morning.  Last night I decided to try out the new indoor track at the Truckee Donner Parks and Recreation Facility, opened as recently as Saturday.  May I say that it was AWESOME!!

I was afraid that I would feel intimidated by the hoards of runners that showed up at 6:30 am when it opened but I was alone on that track for 20 minutes before someone else showed up — and they weren’t intimidating.

There are accommodations for all levels of movers.  3 lanes include a separate one for walkers, the middle for joggers and the outside for runners.  This morning we were instructed by Ben that we would be going counterclockwise.  For some reason, perhaps variety, that will change every couple of days.  Besides the track, Ben was able to explain a few of the “Technogym” machines that are scattered alongside.  Nice to have such new and state of the art equipment.

Again, I am amazed at the fantastic opportunity we have realized in Truckee.   Now everyone should be able to stay in shape.   Don’t miss out — be sure to make your way over there before December 23rd as until then the facilities are free to District residents.
