Truckee Woman Finishes Baja 1000!

Congratulations are in order to my colleague and fellow Realtor Talya Dodson. This outstanding athlete managed to finish the Baja 1000 off road race in 33 hours last month. She reported that her time would have been shorter but she had to stop once to have something fixed on her bike and apparently she got lost in the back country for about an hour. I suppose there were a couple of additional personal pit stops, she didn’t address that.
The Baja 1000 is a road race that is generally run in the fall of each year in Baja Mexico, The tradition started October 31, 1967. All manner of motorized vehicles participate — Talya’s weapon of choice is a dirt bike. This year the race started in Ensenada. It is reported that Talya is only the 2nd woman to finish this race!!! Kudos to you Talya!
Talya, a “jackie of all trades, master of all” is currently a Realtor with Keller Williams in Truckee, CA but she has also enjoyed a successful career as a fashion designer. She has a totally freaky flair for clothing which I much admire. Besides finishing the race, Talya managed to get herself married this summer in a wedding in Murphy’s, CA. You would never believe by looking at her wedding pictures that she is the same one in the photos here.
Did I tell you how much I enjoy living and selling real estate in Truckee? Look at the people I get to work with!!

Happy Housewarming Chuck!!

This past fall, my brother-in-law Chuck Jackson had a chance to stay at his new house in Loyalton, CA. Loyalton is a small town located about 40 minutes north of Truckee and it is as different from Truckee as night is from day. Only one grocery story, one bar, couple of breakfast places and that about sums it up. Great little ice cream stand tho — Rhonda’s little Tasty Freeze. Anyone who has been to Loyalton knows it. Rhonda gives out free soft serve ice cream to doggies when their owners purchase something to eat.
Chuck’s house is located on the edge of the Sierra Brooks subdivision. It borders a creek, California Fish and Game property and looks out onto the forestland.
Chuck was brought up on the east coast in New Jersey and currently lives and works in Paris, France This new home serves as a perfect counterpoint to the hurried, big city, fast pace life he lives on the continent.
Well, while Chuck was in town we had to warm his new house so here is a picture of the housewarmers. Chuck, the newest citizen of Loyalton and California is the 2nd from the left. Welcome to the Sierras Chuck! Looking forward to seeing you more often on this side of the pond.

More Financial Help for Truckee Locals

I am in the midst of working with a buyer who is attempting to purchase a mobile home in Truckee. My client is a young man who is gainfully employed but has been out of work for some time, consequently has no savings in his bank account. He would like to purchase a mobile home in a local park and since he doesn’t have any downpayment money, I went in search of some in the community. Well, currently Truckee has a Downpayment Assistance program which is administrated by a very bright lady by the name of JoAnn Anders. JoAnn is committed, by the way, to helping people attain homeownership who otherwise would not be able to qualify.
This downpayment assistance program is available to people who live and work in Truckee. The assistance comes in the form of a “silent second” loan at 3%. The payments and the principal are deferred until the borrower either sells the home, pays off the mortgage or the home becomes something other than his principal residence.
The surprising thing to me is that this program is available to those who want to purchase a mobile home in a mobile home park. JoAnn told me that they have been successful with one borrower on a home in the Coachland Mobile Home Park. Financial Help for Locals

The Town of Truckee and its Redevelopment agency have combined forces and will be rolling out a new downpayment assistance program for first time buyers within the town of Truckee on December 18, 2009. The assistance program will come in the form of “silent seconds” whose terms will be 30 years, interest rate will be 2-3% and neither the principal nor the interest will be due until the house changes hands again or the 30 years have expired, whichever is first. In other words, the money will not have to be repaid at all until the borrowers sell their home.
This program is designed to be used on some of the affordable stock within the town of Truckee’s inventory. We are not talking about just deed restricted properties, rather, also those properties that are currently lowering in price to the point where they become affordable.
As you can imagine, there are some restrictions with regard to income, family size and to the price to be paid for the home. The eligible home prices are from $265,000 to $445,000. These home prices are available in the Truckee area (see link below). Be sure to get in touch with us for more information or call David Griffith, Redevelopment and Housing Coordinator with the Town of Truckee. He is the expert and really great to deal with.
