March 2009 Sales Stats Truckee-North Lake Tahoe

Here are the stats for the month of March, 2009.  Northstar and the luxury market in Old Greenwood have carried their own weight this month.  Surprisingly, there have been a total of 9 homes and condos in Truckee and Tahoe which have sold for over 1 million.  That sleeping giant has finally awakened.  Apparently the more affluent recognize a bargain when they see one.  Here are the numbers from our Tahoe Multiple Listing Service.  Again, unless noted, the properties were sold as standard sales, not short sales or REO’s (bank owned properties).

 

Tahoe Donner:  13 homes (2 short, 1 REO);  2 condos

Northstar:  2 homes;  4 condos

Glenshire, Cambridge, Juniper Hill, Juniper Creek, the Meadows:  2 homes (2 short)

Highest priced home or condo sold:  $2,950,000 (listed for $3,225,000) after 31 days on the market, a 5000 square foot home, built in 2001 located in Northstar.

 

Lowest priced home or condo sold:  $205,000, a REO condo located in Kingswood Village, originally priced at $199,000, sold in 93 days.

Stimulus from California Association of Realtors

check out this article I picked up on the CAR news alerts.  Even the Association of Realtors is trying to apply some pressure to encourage first time buyers to take the plunge.  Sort of looks like the Hyundai commercial, doesn’t it?

 C.A.R. LAUNCHES MORTGAGE PROTECTION PROGRAM

To help provide first-time home buyers with peace of mind when purchasing a home, the C.A.R. Housing Affordability Fund (C.A.R.H.A.F.) is offering a new mortgage protection program to first-time home buyers.

Through the Housing Affordability Fund’s Mortgage Protection Program, first-time home buyers who lose their jobs due to layoffs may be eligible to receive up to $1,500 per month for up to six months to help make their mortgage payments. A qualified co-buyer also can participate in the program, for a monthly benefit of $750 per month for up to six months. Program benefits also include coverage for accidental disability and a $10,000 death benefit. C.A.R.’s Housing Affordability Fund is dedicating $1 million toward its Mortgage Protection Program this year, and estimates that up to 3,000 families will benefit from the program throughout 2009.

To qualify for the Mortgage Protection Program, applicants must:
. Be a first-time home buyer – someone who has not owned a home in the last three years
. Open escrow April 2, 2009, or later, and close on or before Dec. 31, 2009
. Use a California REALTOR® in the transaction
. Purchase the property in California
. Be a W-2 employee (cannot be self-employed or military personnel)
